Resumo:
The research analyzes the Fasano Itaim Hotel, in São Paulo, using the Discounted Cash Flow (DCF) methodology to determine its value based on the projection of future cash flow generation. The national hotel sector is analyzed, considering the impacts of the 2015-2016 recession and the effects of the Covid-19 pandemic. Revenues, expenses and investments are estimated, considering hotel variables, such as location and service level. Macroeconomic data are used to calculate the Cost of Capital using the CAPM model. The estimated value for the hotel is 83.272.030 (Reais). The research concludes that the asset is resilient, with a strong brand and strategic location.
