[pt] Esta dissertação investiga a dinâmica do segmento logístico no contexto de shopping centers brasileiros, um elemento estratégico para a eficácia operacional no transporte e distribuição de produtos. O problema central da pesquisa questiona os principais fatores influenciadores na rotatividade de lojas em shopping centers com base em séries temporais históricas. A hipótese de estudo estabelece que a movimentação de lojas é influenciada por fatores temporais, como sazonalidade e tendência, e pelo tenant mix. O objetivo geral do estudo consistiu em examinar a concorrência em shopping centers brasileiros a partir de uma base de dados reais, fornecida por uma administradora, contendo informações sobre composição e movimentações de lojas. Utilizou-se a aplicação de técnicas de análise descritiva, diagnóstica e preditiva, com o auxílio da linguagem Python. A análise descritiva revelou a predominância dos pilares Varejo, Entretenimento e Lazer. A análise diagnóstica confirmou a sazonalidade, com picos de entradas em maio, outubro e dezembro, e picos de saídas em janeiro e julho, e indicou que o Sudeste é o principal polo de movimentação e de maior rotatividade. A modelagem preditiva obteve alta acurácia na previsão de entradas e saídas de lojas, sendo as variáveis temporais (mês e ano) e de lag as mais importantes. Conclui-se que os resultados fornecem insights valiosos para a tomada de decisão estratégica de administradoras de shopping centers, permitindo antecipar tendências e otimizar o mix de lojas em um cenário competitivo.

[en] This dissertation investigates the dynamics of the logistics segment within the context of Brazilian shopping centers, recognizing it as a strategic element for operational effectiveness in product transportation and distribution. The central research problem questions the main factors influencing store turnover in shopping centers based on historical time series data. The study hypothesis states that store movement is influenced by temporal factors, such as seasonality and trend, and by the tenant mix. The general objective of the study was to examine competition in Brazilian shopping centers using a real world database, provided by an administrative company, containing information on store composition and movements of entry and exit. Descriptive, diagnostic, and predictive analysis techniques were applied, aided by the Python language. Descriptive analysis revealed the predominance of the Retail, Entertainment, and Leisure pillars. Diagnostic analysis confirmed seasonality, with entry peaks in May, October, and December, and exit peaks in January and July, and indicated that the Southeast is the main pole of movement and of highest turnover. Predictive modeling achieved high accuracy in forecasting store entries and exits, with temporal variables (month and year) and lag variables being the most important. It is concluded that the results provide valuable insights for the strategic decision making of shopping center administrators, allowing them to anticipate trends and optimize the store mix in a competitive scenario.
